Our process ensures a structured and comprehensive path through feasibility, design, consultant coordination, building approval, and construction.
1. Feasibility Study
-
Clarify the type and scale of development likely to be permitted on your site.

Assess the site’s development potential, including an estimate of the maximum achievable gross floor area (GFA).

Identify planning constraints, risks and potential non-compliances early.
-
Recommend the most suitable approval pathway: a Complying Development Certificate (CDC) or Development Application (DA).
4. Approval Documentation

Prepare a coordinated drawing package for submission to Council or a private certifier.

Provide the plans and supporting information required for the selected DA or CDC pathway.

Develop detailed drawings, notes, dimensions and specifications for the Construction Certificate (CC), if required.
2. Concept Design
-
Develop an architectural concept that balances your design preferences, budget, development objectives, and current market conditions.

Test key decisions including layout, scale, form, and materials, before detailed documentation begins.

Coordinate with Council through a pre-DA meeting where beneficial or required.
5. Tender Management
-
Prepare a clear tender package so builders price the same scope.

Issue the package to up to three selected builders and manage tender queries.

Compare submissions, clarify exclusions and provide a recommendation.

Assist with appointing the preferred builder using an appropriate ABIC building contract, where agreed.
3. Consultant Coordination

Coordinate specialist consultants to produce a complete and consistent set of drawings and documentation.

Coordinate all required specialist inputs including survey, BASIX, geotechnical, structural, stormwater, landscape, arborist, and bushfire advice.

Engage ATRICON’s trusted consultant network or collaborate with your preferred team.
6. Construction Support

Administer the building contract, including scheduled site visits and progress claim assessments.

Respond to builder requests for information (RFIs) and clarify the design documentation.
-
Coordinate design changes and issue updated documentation as required.
